Crescent Lake Subdivision
Longview, Texas


Johnson & Pace has extensive experience in land planning and development, including residential subdivision design. Crescent Lake Subdivision, in Longview, Texas, was designed and constructed in two phases, both phases being designed by Johnson & Pace's Wade Johnson, PE and Joe Hart, III, PE. This project included the design for a 31 lot subdivision on 30 acres. Phase One was a 27 lot curb and gutter subdivision containing 2045-LF of roads, 2,370-LF of water lines, 3,500-LF of gravity sewer lines, and 1,363-LF of storm sewer. This project included the design of three separate storm drain systems, which conveyed the street drainage to an existing lake. The existing lake was to serve as the detention facility for the subdivision; therefore, requiring Johnson & Pace to analyze the lake system to insure that the increase in runoff, generated by the new development, did not exceed the capacity of the lake. Phase Two of this project included 6 additional lots, with 1,660-LF of roads, 600-LF of water lines and 290-LF of storm sewer. The aerial photograph below shows the subdivision after both phases of construction were complete.
