RoyOMartin - Corrigan OSB Plant

Featured Project

Johnson & Pace Incorporated (JPI) provided engineering and design services for the expansion of the RoyOMartin (ROM) Corrigan OSB manufacturing facility in Corrigan, Texas — a $211 million investment by Martco, LLC. The project involved constructing a second, stand-alone oriented strand board (OSB) production line adjacent to the existing plant on U.S. Highway 287 between Lufkin and Livingston.
The expansion increased the site’s total production capacity by approximately 75% to 1.4 billion square feet annually, making Corrigan OSB the largest OSB manufacturing facility in North America. The grand opening was celebrated in October 2024 with Texas Governor Greg Abbott in attendance, drawing over 200 guests. The project created approximately 300 total jobs at the facility.

University of Texas at Tyler - Longview University Center

Featured Project

Johnson & Pace provided architecture, structural, surveying and civil engineering services for a 10,100 SF addition to UT Tyler’s Longview University Center campus, partnering with ReStl Engineers for MEP design. Driven by the UT Health System’s $10 million investment to expand nursing education capacity, the new facility includes nursing skills and assessment labs, a 64-seat classroom/multi-use space, and a fully equipped chemistry/biology instructional laboratory. JPI civil engineers and architects also updated the campus master plan, fast-tracking roadwork to relieve parking congestion and integrate UT’s pre-collegiate Academy around a new circular Commons. Architecturally, the addition complements the original Garland Hall through complementary masonry scale and rhythm while introducing metal panels to modernize the campus vocabulary. The project was delivered via Construction Manager at Risk with a final construction cost of $7,289,000.

Sysco Foods Office

Featured Project

The $36 million facility encompasses 365,000 square feet of total development, featuring a 300,000 s.f. refrigerated warehouse distribution facility, a two-story 65,000 s.f. office building, an 11-acre truck parking lot, and a dedicated truck maintenance facility. JPI delivered comprehensive civil site design including site layout, grading, drainage, and utility infrastructure to support the large-scale industrial campus. Structural engineering services addressed the warehouse’s demanding load requirements, while MEP engineering provided mechanical, electrical, and plumbing systems design tailored to the facility’s distribution and office functions. Architectural services integrated functional industrial design with professional office aesthetics for the two-story corporate component.
